Program Description
ING is partnering with commercial banks to improve a bank’s competitive position in the local, commercial real estate lending market. ING will participate with a bank on commercial real estate construction lending opportunities, short-term permanent loans or acquisition of existing commercial real estate loans within a bank’s portfolio. ING’s focus is on income producing assets on property types that include industrial/warehouse, retail, apartment and office.
ING can add value to a Bank
- Participate in loans to borrowers who have met the bank’s credit limit
- Participate in larger loans that exceed the bank’s internal or legal limit
- Participate in loans that require very competitive pricing
- Manage commercial real estate loan exposure
Participation Structures
- Pari-Passu up to 100% of the loan
- Senior-Subordinate (A/B) structure
- Significantly increase Bank yield
Size Range
- Construction loan participations and short-term permanent loans - ING’s investment minimum $10-15MM
- Portfolio - $30MM; minimum individual loan size $2MM
